The stripes on your siding aren't dirt.
If a building was washed and still has vertical streaks running down the siding, that isn't soil somebody missed. That's a pressure burn. A crew ran a 3000 PSI tip too close and etched the finish. It does not wash off. On painted or EIFS surfaces it usually means a repaint.
Here's what most contractors never explain. Pressure doesn't clean a building. The cleaning solution does. Pressure only moves water. Turn it up and you force water behind the substrate, kill the landscaping, and hand the owner a repair bill.
We've been called in to fix that more times than we can count. It's avoidable every single time.
How we actually do it
1. Wet the facade and tarp the landscaping before anyone pulls a trigger.
2. Pre-treat the stained areas at 30 to 40 PSI with biodegradable cleaners.
3. Match the cleaning solution to the surface. Vinyl, aluminum, brick, stucco, EIFS, and stone all get treated differently.
4. Clean at 200 to 400 PSI with 120 degree hot water. Never above 600.
5. Walk every surface for QA before we pull off the property.
